The Project

Feasibility studies for synergistic Government funded venues

The Problem

Provide feasibility support for an arena and amphitheatre in the same State, approximately 40 miles apart.

The Strategy

Provide a comprehensive research study model that provides for the feasibility of two separate public facilities with separate ownership groups, within the same State and having overlapping markets. The study would provide critical information needed to secure both Governmental funding (Federal, State and Municipal) and private funding for both venues. This information would include market research, financial projections, design recommendations, demographic research, SWOT analysis, programming options, competition evaluation, staffing models and other critical information necessary for development and funding decisions.

In addition, due to the need to secure Governmental approval and funding, there was a need for the development of options with potential ROI estimates that could be used for the securing of funding including bond issues, grants, favourable land leases and

The Solution

Incognitus researchers developed separate, comprehensive feasibility studies for each venue. These studies aggressively dissected each market and each venue investigating demographics, tourism numbers, marketing and advertising opportunities, competition analysis, potential local community support, programming options and other valuable and critical analysis. While creating two totally independent studies, consideration was given to the proximity of the two venues to each other and various positive, synergistic opportunities were explored and discussed.

Working in conjunction with Client’s architects, Incognitus developed site plans for each venue, including the need to provide for boat traffic at one venue. The site plans were developed taking advantage of proposed Governmental participation and possible land grants. The plans were developed in a manner that could be presented to the various Governmental agencies, including the Army Corp of Engineers, showing very viable and efficient use of the proposed land while maintaining a positive environmental impact on each parcel.

Incognitus established a comprehensive business model that will serve as the foundation of the two independent project developments. Beginning with the researching of similar projects around the world to develop a working model including capital expense budget and initial year P&L and leading to a three to five-year future forecast.

Comprehensive SWOT analysis was completed for each venue, providing valuable information for each of the overall projects. This information is critical to ensure the proper decision making process during the various aspects of development.

Incognitus’ development unit also provided preliminary marketing research for each of the two markets while also providing regional opportunities and possible tour and travel impacts. This information is essential for the accurate determination of the feasibility of each venue.

Sustainability

Incognitus brought their experience to both projects, providing valuable information on the feasibility of each projects. Critical to the success of the two projects, Incognitus was able to prepare the information in such a way that allowed the Client to work with the various Governmental agencies, in order to secure the various funding and other Governmental abatements, approvals and concessions. The ability to present this information in such a manner that made the discussions relatively easy were critical to the various approvals and other essential considerations necessary to help ensure the success of both projects.
